Cost of Transaction Services

Real Estate Transactions (Buy & Sell)

We can offer buyers or sellers one of these services for a real estate transactions.

Exclusive Seller Representation:

3% of Sales Price + $450 Transaction Fee

Seller-exclusive representation refers to an arrangement where a real estate broker represents only the interests of the seller in a property transaction. In this scenario, we are committed to providing fiduciary duties to the seller, including loyalty, confidentiality, and the obligation to act in the seller's best interests. We work to market the property, negotiate the best sale terms, and assist the seller through the entire process of selling the property. 

Exclusive Buyer Representation:

3% of Sales Price + $450 Transaction Fee

Buyer-exclusive representation occurs when a real estate broker or agent represents only the buyer in a real estate transaction. With this service, we owe fiduciary duties to the buyer, including finding suitable properties, presenting offers, negotiating purchase terms in favor of the buyer, and guiding the buyer through the purchase process. We are obligated to protect the buyer’s interests, offer advice and counsel, and ensure that the buyer is informed about the properties and transactions.

Transactional Agent (No Exclusive Representation):

4% of Sales Price + $900 Transaction Fee

Transactional representation, also known as non-agency or facilitator representation, occurs when a real estate broker or agent assists with a property transaction without exclusively representing either the buyer or the seller. In this capacity, we facilitate the transaction process, helping both parties complete the sale without providing loyalty, advocacy, or confidential advice. As transactional representatives, our role transitions to ensuring the transaction proceeds smoothly and legally.


Real Estate Transactions (LEase)

We can offer landlords or tenants one of these services for a real estate transactions.

Exclusive LAndlord's Representation:

4.17% of total lease + $75 Transaction Fee

Exclusive landlord's representation is a service where we solely represent the landlord's interests in leasing or selling properties. They focus on maximizing returns through effective marketing, negotiating favorable terms, and managing lease or sale agreements, ensuring the landlord's goals are prioritized and achieved efficiently. 

Exclusive Tennents Representation:

4.17% of total lease + $75 Transaction Fee

Exclusive tenant representation involves a real estate agent or broker acting solely for the tenant in leasing transactions. This service prioritizes the tenant's interests, providing market insights, property selection, and skilled negotiations for favorable lease terms. We offer unbiased advice, maintain confidentiality, and assist with aspects of the lease, ensuring the tenant's needs are met and rights are protected throughout the leasing process.

 

Transactional Agent (No Exclusive Representation):

8.33% of Total Lease + $150 Transaction Fee

As transactional agents, we facilitate fair leasing transactions between landlords and tenants. We provide impartial assistance, ensuring the process is legally compliant and efficient. Our team manages paperwork, mediates offers, and guides both parties, aiming for smooth, equitable transactions without exclusive representation.

Here are the scenarios clearly defined with payment instructions:


If We Represent the Seller Exclusively:

  • Payment: The seller pays a commission of 3% plus a $450 transaction fee for exclusive seller representation services. This used to be a 5% - 6% cost to Sellers - causing market inflation. 
  • Optional Buyer Representation Fee: The seller can choose to offer additional compensation to cover the buyer's agent fee, enhancing the property’s appeal to potential buyers. However, this will soon no longer be mandatory for nationwide marketing on the MLS.

If We Represent the Buyer:

  • Payment: The buyer pays a 3% commission and a $450 transaction fee for exclusive buyer representation services from us. Sellers used to be forced to pay this on the buyer's behalf. However, some still opt to do this to incentivize the sale of their property. 
  • Seller-Paid Commission Credit: If the seller has offered to pay the buyer’s agent fee (commonly 2% to 3%), we will credit this amount to the buyer at closing, reducing the buyer’s total cost for our representation. We won't collect twice to represent you.

If We Facilitate Transactional Representation for a Listing We Manage:

  • Payment: The cost is split between the buyer and seller, with each paying part of the commission and transaction fee. This split arrangement is agreed upon in advance with exclusive permission from the seller.
  • Cost-Saving Option: This is a cost-effective choice for sellers who prefer a transactional relationship to save on the expense of exclusive representation for either party.
